A Shenandoah Valley of Virginia Farm

…consisting of a restored circa 1880 farmhouse situated on 20.833 acres with 477 feet of frontage on Burke's Mill Road. There are approximately 10 acres of cropland, roughly 2 acres of residential landscaping with the remainder in a mix of mature cedars and woods. The residence is located high on the property at the end of its own attractive and newly engineered quarter-mile lane affording easy access while remaining uniquely private. There are spectacular views of the Massanutten, Blue Ridge and Allegheny Mountains. The entrance is three miles west of Interstate 81’s Weyers Cave exit, approximately 12 miles from Harrisonburg and Staunton, six miles from the Shenandoah Valley Airport (SHD) with non-stop United Express service to Washington’s Dulles International Airport, less than an hour's drove from Charlottesville and just over two hours from Washington, DC.

The residence has undergone a prolonged restoration that included the clearing of old structures, installing underground utilities, new wiring and electric baseboard heating, all beginning with its acquisition in 1973. For the next decade plaster walls were removed and replaced with new partitions, closets, insulation and sheetrock in all but the present study, dining room and kitchen where vintage wood walls made that unthinkable. New doors and windows were added throughout and a well was drilled. In 2001 a copper roof was installed, old German siding replaced by additional insulation, building board, wrap and James Hardie cement-resin siding. A new deep-well pump, line and associated pressure and treatment systems were added to the 3,000-gallon cistern service now reserved separately for outdoor purposes. Concrete footers, adjustable metal posts and cinder-block wall sections reinforce the foundation. Concrete porches, a walk and vinyl railings were added in 2005. Inside, restored vintage heart-pine floors and walls accent an attractive living space of 1,735 square feet.

Whether your plans include continuing the comfortable cottage lifestyle of its present owners, complementing the existing structure with additional living space, or building elsewhere on this unique property, the possibilities are unlimited. It is centrally located both locally and in a broader regional context. This would be an ideal site for horses. In the fall of 2010 we sold the adjoining 32.775 acres on which an architect-designed horse barn is nearing completion to be followed by a residence and guest cottage. Your view of Massanutten Peak to the northeast is across the extensive white fencing of a 200-acre veterinary horse farm. Within 20 miles you will find the Cross Keys and Barren Ridge vineyards. Pursue such things here or simply enjoy living in the midst of your own acreage well off, but only a quarter-mile private lane from paved county roads and nearby I-81.
